Springhouse Bed and Breakfast is a Failte Ireland approved Irish home B&B located in Kilshane 2.5 miles from Tipperary town and 2.5 miles from the village of Bansha on the N24 Limerick to Waterford road.

Set back from the road in landscaped gardens overlooking the River Ara, it is ideally located for local activities - golf, walking in the Glen of Aherlow, tennis, swimming, fishing in the River Suir or cycling

If you're seeking somewhere a little bit special to stay, in the relaxing countryside of South east Ireland, Springhouse B & B Tipperary is ideally situated for a motoring holiday touring Tipperary and the beautifull countryside at the foot of the Galtee mountains. The Rock of Cashel, Cahir Castle, Swiss Cottage, Mitchelstown Caves are just a short drive away.

Accommodation

The comfortable and stylish accommodation includes large airy rooms with comfortable single, double and king size beds to meet all needs.

Springhouse is a small family run business which offers you a warm welcome and a taste of Irish hospitality. Maria was born in Tipperary while Gerry has motored extensively around Ireland and is great with maps and happy to help you plan your journey.

My husband and I stayed at Springhouse B&B for a friend's wedding at Kilshane House. Gerry and Maria were extremely hospitable and made us feel very welcome. Our room was a lovely size, had a great bathroom with a really good shower and a very comfy bed.

This was my fourth stay at 'Springhouse', I have returned due to the great location, quality of rooms, and convivial hosts, who are happy to help in any way. The standard of rooms fully matches the three star rating they have just been granted, and they deserve one more.

Arrival and departure
Rooms are available from occupation from 3.45. Until 8pm on the day of arrival. Prior arrangement can be made if this is not convenient.
We ask that rooms are vacated by 11. 30 on the day of departure

Booking
When making a reservation a deposit of 50% will be required.
All deposits should be received within 7 days of initial booking.
Pay using bank credit transfer/ or cheques / postal orders payable to Gerry Bailey
The balance will be payable on departure by cash only.
We do not have credit card facilities bank

Cancellation
All deposits paid are non refundable and non transferable, however, if we are able to re-book your room your deposit will be returned to you.
In the event of a cancellation, 10 days notice is required or a charge will be raised on the first nights booking in addition to any deposit made.

Smoking and Pets
This is a no smoking establishment; however guests are welcome to smoke in the garden area. With the exception of guide dogs we ask that you make alternative arrangements for your pets whilst staying with us.

Kilshane House weddings

For guests attending a wedding at Kilshane House, and seeking wedding accommodation Springhouse B&B is ideally situated just half a mile from the main gates of Kilshane House.

Recognising that many guests are travelling a distance we offer an early check in time of 12.15 so that you can get your bearings, freshen up and have a cup of tea or coffee before the festivities begin. Just let us know if you would like to avail of this early check in and we will be here to welcome you.

The road from Kilshane to Springhouse B&B is the main N24. The local taxi service operates until 5am. If you leave your car at Kilshane House we can give you a complementary lift back to collect it after breakfast the next morning.

Places of interest

The surrounding area is full of interesting places to visit, some of which are not on the ‘tourist map’ but we would be delighted to share with you. On our doorstep is a drive through the Glen of Aherlow where you can admire the majestic sweep of the Galtee Mountains and the lush countryside known as the Golden Vale.

Cahir Castle: (Pronounced Care) From Springhouse turn left and follow N24 through Bansha into Cahir. Approx 10- 15 minute drive. Worth waiting for the guided tour which is very interesting. Excellent audio-visual show.

Rock of Cashel: (in Cashel about 8 miles) Worth a visit to explore the castle and appreciate the views, lots of places to eat in Cashel, pub lunches generally very good value. If Davern’s shop has their summer sale on well worth a visit for clothes ladies and gents.

Bru Bru Centre Cashel: (at foot of Rock of Cashel) Good Irish show and meal, you can see the show without having the meal but you need to book both – ask Gerry about it

Mitchelstown Caves: Brilliant! About 30 mins drive maybe less. When approaching Cahir from Bansha you come to a big island. Take Cork exit. The caves are signposted on your left. www.mitchelstowncave.com/

Tipperary Town Tourist Centre: Is in the Excel Centre Tipperary town.

Excel Centre Tipp Town: This also houses a theatre and cinema and we are very proud to have such a great facility in our small town. There is a nice café inside which is open to all. Gift shop, tourist info.

Kickham Pub: Good lunches and Ceilh music in the evenings. Each pub that has music generally has a notice outside as to what is on and when.

The Venue, Dundrum (take Dundrum road out of Tipperary) Irish set Dancing on Thursday night good fun, very good meals book a table.

La Candella: Italian restaurant in Tipp town. Excellent food and value, take your own wine – you can buy it opposite at Lidl.

Hillcrest Riding Centre Gallbally: Only place locally that does pony trekking. You need to book in advance. Gallbally is signposted from Tipp town about 20 mins drive from Tipp. www.hillcrestequestriancentre.com

Gerry is a member of Tipperary Golf Club and is familiar with local golf clubs, he is happy to arrange golfing programmes to suit the needs of visiting golfers and golfing societies we can accommodate up to 8 people in single, twin or family rooms. Talk to Gerry about your requirements and he will quote you a golfing package that meets your needs.

Fishing Tipperary
